Specifying Planters for Build-to-Rent, Student Living and Managed Residential

Specification Guidance for Resident Experience and Long-Term Asset Value

Most private residential development is built to be sold, with no continuing ownership or operational responsibility for the developer. Managed residential schemes work differently. They are generally developed to be retained, operated and maintained over the long term by a single owner or professional operator.

Shared landscape becomes part of that operating asset rather than a one-off sales feature: it needs to attract residents, support retention, withstand sustained use and remain maintainable for years, not just look right at handover.

This guide is not about why shared amenity matters to a managed residential scheme – that case is generally already made by the time a specifier is involved – it is about what the operating model actually demands of the specification once the budget is committed.

What Is Build-to-Rent?

Build-to-rent [BTR] is purpose-built rental housing, typically owned by an institutional investor, developer or professional landlord and managed as a long-term rental asset.

It is distinct from buy-to-let [individually owned, separately let properties] and from HMOs [existing properties let room-by-room to unrelated occupiers]. Build-to-rent residents have self-contained homes but typically share amenity spaces such as lounges, gyms, co-working areas, roof terraces, podium gardens and courtyards.

Purpose-built student accommodation sits alongside build-to-rent rather than inside it, but from a specification perspective the two are close enough to treat together: both are purpose-built, professionally managed, high-occupancy residential environments where shared amenity is part of the long-term operating model.

For IOTA's purposes, the most relevant sub-sectors are build-to-rent/multifamily, co-living, purpose-built student accommodation, and single-family rental schemes that include shared landscape or communal amenity. They serve different residents; but, in every case, the quality and durability of the shared environment matters to the operator.

What Operators Are Selling, and Where Landscape Fits

Managed residential operators are selling a living experience, not just a flat, a room or a tenancy. For young professionals that means convenience, co-working space, gyms, concierge services, parcel storage and outdoor amenity; for students it means security, study space, social areas and managed communal facilities.

Landscape is just one element of the shared amenities that together constitute a vital part of what the operator is selling. However a well-conceived landscape scheme can often be one of the most valued, and most heavily used, of the shared amenities within a BTR development. 

Key to Success in a BTR Landscape Scheme

In a word, the key to success is the effective integration of stakeholder objectives. And this can be hard to achieve, as the landscape architect is likely to have been commissioned by one of three different stakeholders [most likely the developer], each with different priorities and objectives:

  • The developer’s principal priorities are capital cost and programme, with the objective to bring in the job on time and on budget, and to end up with a happy client. 
     
  • The operator’s principal priorities are ongoing maintenance and resident satisfaction, with the objective to sustain a healthy profit over the term of its management contract.
     
  • The long-term owner’s principal priorities are asset value and lifecycle cost, with the objective that the development will prove to be a wise long-term financial investment. 

In fact, a landscape scheme which is high-quality, well designed, carefully specified, and that performs well over many years – such a scheme serves the interests of all three stakeholder groups. However to deliver such a scheme costs money, and more money than would be budgeted for a conventional build-to-sell development of an equivalent scale – for two reasons: 

  • Long-term issues such as durability, irrigation, drainage, access, cleaning, repairability and whole-life cost often matter more in managed residential schemes [certainly to at least two of the three stakeholder groups]. 
     
  • The landscape in a managed residential scheme will have much more use. A communal terrace in a 300-unit scheme is used by residents daily, in all weathers, for years – in terms of usage intensity it has more in common with a building entrance or a lift than a domestic garden. 

And this is where the risks lie – as all-too-often landscaping is treated as a soft cost that can be trimmed without affecting the building itself, rather than specified according to actual usage intensity. These decisions may well be above what a landscape architect can influence, but they need at least to be alive to the risks. At Moda Living – The McEwan in Edinburgh, for example, zinc was specified for its high-quality aesthetic and its zero-maintenance, near-indefinite lifespan – despite the fact that zinc is one of the most expensive metals that IOTA offers. We took this as being a positive sign that the client was truly thinking long-term, and truly understood the contribution that communal landscaping can have on resident satisfaction [and how that feeds into retention, rental levels etc.] 

Specification Considerations for Managed Residential Landscapes

Durability and Long-Term Use

Shared spaces in build-to-rent and student living schemes can experience heavy and continuous use.

Planters, seating, screens and integrated landscape features must therefore be robust enough for that level of usage intensity.

Whole-Life Cost

Because managed residential operators retain responsibility for the asset, initial capital cost should not be considered in isolation.

A cheaper planter or material specification may reduce construction cost, but that saving can quickly be outweighed by higher maintenance requirements, earlier replacement, operational disruption or reduced resident satisfaction.

Unlike conventional residential developments, where responsibility may pass to multiple owners shortly after completion, managed residential schemes are designed to be operated over many years. Specification decisions should therefore be evaluated not only on installation cost, but on their impact throughout the life of the asset.

Roof Terraces and Podium Decks

Many managed residential schemes incorporate roof terraces, podium gardens or landscaped courtyards above basements and structures.

These environments introduce structural loading, waterproofing, drainage, irrigation and access considerations. Planter specification should therefore be coordinated with the wider building design rather than treated as a standalone landscape item.

Planning and Regulatory Conditions

Planters in managed residential schemes are sometimes specified as a planning condition rather than a purely aesthetic choice – for example as visual impact mitigation on a sensitive site, requiring trees of a specified height grown in planters robust enough to support them.

One such scheme was this University of Oxford student accommodation scheme. IOTA worked with the landscape architects Nicholas Pearson Associates for three years on this scheme, as it passed through its various stages from conception, to planning, to structural evaluation, and through complex approval processes with the University.

Integrated Amenity

Planters in managed residential schemes often do more than contain planting. They may incorporate seating, screening, lighting, service access or edge protection. This can be highly effective where space is limited, and cost-effective, but it also increases the need for careful design coordination.

Maintenance and Operational Access

A shared landscape must remain maintainable. Irrigation controls, drainage outlets, lighting, access panels, waterproofing inspection zones and replacement planting all need to be considered before the design is finalised. Problems that surface after handover are rarely individual design failures so much as a failure to make allowance for maintenance considerations.

Our Commercial Planter Specification Guide recommends, wherever possible, appointing the plant maintenance contractor before Status A approval, so that those responsible for long-term upkeep can contribute to the design and specification, rather than inherit it without input. The same principle applies here: ideally, the operator's facilities management team should be involved in decisions before the design is finalised, not after completion — because poor specification decisions do not disappear at practical completion, they return later as maintenance problems, replacement costs and resident complaints.

At Moda Living – The McEwan in Edinburgh, IOTA supplied bespoke zinc planters for communal terraces within a major build-to-rent development. The project demonstrates how planting can contribute to shared resident amenity within an operator-retained residential asset, and illustrates that specification decisions in this sector are not always driven primarily by cost. For example, zinc is one of the most expensive metals IOTA offers, and is usually only specified on super-prime developments. The client at Moda Living specified zinc for its high-quality aesthetic and its zero-maintenance, near-indefinite lifespan.

At Duncan House, University of London, IOTA supplied bespoke steel planters for a 511-bed student accommodation scheme, including street-level planting and communal roof gardens. The project illustrates the importance of robust specification in high-use managed residential environments.

At the University of Oxford student accommodation scheme, the scale of the planter installation introduced a different set of challenges. Nearly 300 linear metres of planter were supplied in 155 sections, with installation phased over 4 months. This demonstrates how large managed residential schemes can require the same level of sectional construction, structural coordination and delivery planning as major commercial projects.
